To All FSOL Property Owners
I sometimes hear complaints that the HOA Board is making decisions not in agreement with the desires of
some property owners. Let me assure you, every complaint is heard and the topic reviewed in light of the
existing Governing Documents (Covenants, By-Laws and Design Standards). In some instances, a change to
the Covenants and/or By-Laws should be considered – which of course, requires a super majority vote by the
property owners except with the Design Standards. The Design Standards are revised by the ACC (Covenants
5.05) but a super majority vote ensures that changes in By-Laws and Covenants reflect the overriding
sentiments of property owners – and not the desires of just a few.
As with all Homeowner’s Associations, our Board is charged with maintaining rules and standards as outlined
in our Governing Documents in order to ensure the safety, security, quality of life and property values within our
neighborhood. This charge extends to 1) maintaining common areas… 2) managing financial affairs…3)
oversight and enforcement of the Covenants and Design Standards. To assure legal protection for the Board –
and the HOA as a whole – enforcement of any provisions within our Governing Documents must be done as
outlined within those Documents, and uniformly and non-indiscriminately.
Our Governing Documents were created by our original developer in the 1990’s. They were amended in 2007.
A lot has changed since then and thus, our Governing Documents are due for a thorough review. The Board is
requesting that all property owners review our Governing Documents and submit input for consideration so the
Governing Documents reflect the desires of the owners today. Since a super majority vote is needed to pass
any changes to our Covenants, your input is vital! Our Governing Documents are attached but also are
available for your review and download on our Community website: www.fourseasonsonlanierhoa.com. This summer we held the first of our quarterly Town Hall meetings and another is scheduled for October 14, so we can hear your concerns, compliments and suggestions to ensure the Board is focusing on the things that matter to you. Communication and collaboration are the keys to successful governance.
Please help the Board perform the job we volunteered to do for the benefit of the entire neighborhood. We
cannot function effectively in a vacuum any more that you could perform your job without a clear job
description, defined lines of responsibility and authority. Thank you in advance…
